Maynard's in Maine Rezoning

On December 30, 2025, the Commission received a petition for an application for Zoning Change pursuant to 12 M.R.S § 685-A(8-A) (Petition ZP 805) from Maynard’s, LLC (Applicant) regarding their property in Rockwood Strip T1R1 NBKP, Somerset County. The Subject Property is approximately 88.2 acres in size and described as Maine Revenue Service Map SO033, Plan 01, Lots 19.1 and 20. Portions of the Subject Property are located within the Residential Development (D-RS) subdistrict and the remainder in the General Management (M-GN) subdistrict.
Maynard’s has been a legally existing, non-conforming use, has been within a Residential Development (D-RS) Subdistrict since the Commission’s inception, and remains so currently. The Applicant proposes to rezone a large portion of the site from the D-RS to the General Development (D-GN) subdistrict, which will result in the current facility becoming a conforming use. In identifying the amount of the site to be rezoned and to identify the appropriate new subdistrict designation, the proposed rezoning also describes the anticipated future expansion of the facility.
On January 12, 2026, the Commission received a public hearing request for pending application ZP 805. At the March 11, 2026 meeting, the Commission considered the request and voted for a Public Hearing to be held. A public hearing has been scheduled for Wednesday, May 13, 2026, at 6:00 P.M. at Bartley’s Center Cove Events, 241 Pritham Road, Greenville, Maine.
A site visit has been scheduled for Wednesday, May 13, 2026, at 10:30 A.M. at 131 Maynard Road, Rockwood, Maine. Please see the information below for details. *Please inform LUPC staff if you plan to attend the site visit to assist with logistics.
This phase of the process involves rezoning only. Any future development or expansion of development requiring a permit will be considered under a separate permitting process, including but not limited to a new notice of application.
