Coplin Plantation Subdivision (SP 4103)

On November 4, 2025, the Commission received an application for a Subdivision Permit (SP 4103) pursuant to 12 M.R.S § 685-B from Loaf Land Development, LLC (the Applicant). The Applicant is seeking approval for a thirteen-lot, high-density, basic layout, upland, residential subdivision in Coplin Plantation, Franklin County. The Subject Parcel is approximately 24.5 acres in size and described as Maine Revenue Service Map FRP01, Plan 7, Lots 2 and 12. The Subject Parcel is located within the Residential Development (D-RS) subdistrict.
The Commission has received multiple requests to hold a public hearing on the application for SP 4103. On April 30, 2026, LUPC staff determined that the application for SP 4103 was complete for processing [see LUPC Chapter 4, § 4.05(A)(5)(a)], marking the beginning of the 45-day period within which the Commission must decide whether to hold a public hearing. The Commission is scheduled to decide on the hearing requests at its regular business meeting on June 10, 2026, held at Jeff’s Catering & Event Center, 15 Littlefield Rd., Brewer, ME. The meeting may be attended either in-person or remotely via Microsoft Teams. A meeting agenda with the start time and a link for attending the meeting remotely will be published the week before the meeting at www.maine.gov/dacf/lupc/about/calendar.
